NOTICE OF MORTGAGE
FORECLOSURE SALE
Default has occurred in a Mortgage, dated February 27, 2002,
made by Edward L. Smith, as mortgagor, to Limestone Federal Credit
Union, a body corporate organized
and existing under the laws of the
United States of America, as mortgagee, and recorded on March 5,
2002, in the Office of the Register
of Deeds for Schoolcraft County,
Michigan, in Liber 162 of Mortgages, at Pages 285-292. No proceedings, legal or equitable, have been
instituted to recover all or any part
of the debt that is secured by the
Mortgage, and the amount of the
debt claimed to be due as of the
date of this notice is $40,502.17;
and the power of sale contained in
the Mortgage has become operative
by reason of the default.
The Mortgage will be foreclosed
by a sale of the mortgaged property at public auction to the highest
bidder, on Friday August 31, 2018,
at 10:00 o’clock, a.m., at the front
entrance of the Schoolcraft County
Courthouse, in the City of Manistique, County of Schoolcraft, State
of Michigan, the place of holding
Circuit Court in said County. The
property will be sold to pay the
amount then due on the Mortgage,
together with interest at 5.88% per
annum, legal costs and attorney’s
fees permitted by law, and also any
taxes or insurance premiums that
the mortgagee pays before the sale.
The mortgaged property is located in the Township of Thompson,
County of Schoolcraft, State of
Michigan, and is more particularly
described as follows:
Part of the Southeast 1/4 of the
Southwest 1/4 of Section 9, Township 41 North, Range 16 West,
described as follows: Commencing at the Southwest corner of said
Southeast 1/4 of the Southwest
1/4; thence North and along the
West line of said Southeast 1/4 of
the Southwest 1/4, 657 feet; thence
N60º23’E, 467.25 feet to a concrete
monument on the East side of the
County Road, said point being 250

feet, more or less, Northeasterly
of the intersection of Sunset Avenue and said County Road and
also being the Point of Beginning
of the parcel of land herein being
described; thence S37ºE, 250 feet;
thence N53ºE, 200 feet; thence
N37ºW, 250 feet to a point on the
East side of said County Road;
thence S53ºW, 200 feet to the Point
of Beginning; Township of Thompson, County of Schoolcraft, State of
Michigan.
The street address of said property is 138N County Road 441, Manistique, Michigan 49854.
Under Michigan Compiled Law
600.3278, if the mortgaged property is sold at the foreclosure sale,
the mortgagors and any other person liable on the mortgage will be
held responsible to the person or
entity who buys the property at the
mortgage foreclosure sale or to the
mortgage holder for damaging the
mortgaged property during the redemption period.
The length of the redemption period will be one (1) year from the
date of the sale. However, if the
mortgaged property is deemed
abandoned in accordance with
Michigan Compiled Law 600.3241a,
the redemption period for an abandoned property shall be thirty (30)
days from the date of the sale or
until the time to provide the notice
required by said Michigan Compiled
Law 600.3241a(c) expires, whichever is later.
